Job Description
Job title: Design Manager Role Summary: Lead and manage the architectural and design process for construction projects, ensuring delivery within agreed time, budget, and quality parameters. Provide feasibility documentation, expert design advice, and coordinate with multidisciplinary teams to meet regulatory and client expectations. Expactations: Deliver tender‑stage responsibilities, define procurement strategies, produce and maintain project stage design programmes, monitor progress against RIBA Stages 4 and 5, ensure regulatory compliance, support cost estimation and funding assessments, establish and manage the Common Data Environment (CDE), and produce Design Management Plans (DMP) and BIM Execution Plans (BEP). Key Responsibilities: - Support Senior and Regional Design Managers with tender‑stage tasks. - Collaborate with site teams to set procurement strategies for specialist subcontractors. - Develop and agree project stage design programmes and deliverables with primary, secondary, and specialist designers. - Monitor and report project progress, evaluating site characteristics and design proposals. - Manage on‑site design processes through RIBA Stages 4 and 5. - Ensure compliance with regulatory, statutory, and client requirements. - Assist in cost estimation, funding evaluations, and ROI assessment. - Establish and maintain the CDE, defining file structures, access rights, workflows, and communication protocols. - Define frequency and content of design coordination workshops and progress meetings. - Produce and oversee DMP and BEP compliance throughout delivery. Required Skills: - Strong communication, interpersonal, and presentation abilities. - Influencing and collaborative skills across multidisciplinary teams. - Excellent organisational and stakeholder management. - Proficiency with BIM standards and digital collaboration platforms. - Experience in design quality reviews, value engineering, and sustainability initiatives. - Solid understanding of building regulations, planning processes, and technical design stages. Required Education & Certifications: - Qualified Architect or Design Manager (or equivalent relevant qualification). - Proven experience on construction projects in education, healthcare, commercial, or similar sectors. - Experience managing mid‑ to large‑scale new build and refurbishment projects. - BIM certification or equivalent digital design competency is desirable.
