**Job Title** Development Manager – Affordable Housing (Non‑Profit) **Role Summary** Lead end‑to‑end development of affordable residential projects for a national charity. Oversee all phases—from site identification, due diligence, and feasibility studies to financing, approvals, design coordination, procurement, construction oversight, and close‑out. Act as the primary liaison for external clients such as municipalities, Indigenous groups, non‑profits, and faith‑based organizations, ensuring projects meet financial, regulatory, and sustainability criteria. **Expectations** - Self‑motivated, collaborative leader who thrives in a remote‑first environment. - Strong problem‑solving skills and a proactive approach to risk mitigation. - Proven ability to manage multiple projects simultaneously across diverse geographies. - Commitment to equity, diversity, and inclusive practices in housing development. **Key Responsibilities** - Drive project lifecycle for multiple residential developments, ensuring timely delivery and budget adherence. - Conduct site due diligence, feasibility analyses, and financing strategy development. - Obtain and coordinate all necessary approvals, permits, and compliance documentation. - Coordinate design teams, procurement processes, and contractor management. - Oversee construction activities, quality control, and schedule monitoring. - Lead project close‑out, including cost reconciliation, final inspections, and hand‑over to operations. - Serve as primary contact for external clients and partnership providers, fostering relationships and ensuring client satisfaction. - Monitor project performance against sustainability and affordability targets. - Provide regular status updates to senior leadership and stakeholders. **Required Skills** - Full‑cycle real estate development expertise, including acquisition, financing, design, and construction. - Project management proficiency (timeline, cost, scope, risk). - Strong financial modelling and budgeting capabilities. - Knowledge of affordable housing regulations, financing mechanisms, and sustainability standards. - Excellent stakeholder engagement, negotiation, and communication skills. - Ability to manage a network of consultants, contractors, and government agencies. - High competency in project management software and collaboration tools. - Demonstrated success in remote team leadership and cross‑functional coordination. **Required Education & Certifications** - Bachelor’s degree in Real Estate, Construction Management, Urban Planning, Finance, or related field (Master’s preferred). - Professional certifications such as PMP, RICS, CIAM, LEED AP, or comparable credentials are strongly preferred. - Minimum of 5–7 years of full‑cycle development experience in the affordable housing or non‑profit sector.
