**Job Title**
Real Estate Operations Manager – Retail France (H/F)
**Role Summary**
Lead the planning, execution and hand‑over of store opening, renovation and expansion projects across the retail network. Function as the owner‑in‑charge for projects, ensuring design intent, quality standards, budget, timelines and compliance with group policies.
**Expectations**
- Deliver projects on schedule, within budget, and in line with the Maison’s high‑quality standards.
- Act as the primary liaison between commercial, design, legal, IT, security, and maintenance teams.
- Maintain rigorous control over project documentation, cost variations, risk mitigation and regulatory approvals.
- Promote sustainable construction practices aligned with the HARMONIE framework.
**Key Responsibilities**
- **Project Preparation**: Gather requirements, budgets, timelines and technical documents; coordinate with commercial leadership and design partners.
- **Stakeholder Management**: Lead design meetings, negotiate solutions, and align all parties on project scope and deliverables.
- **Procurement & Contracting**: Issue tenders, evaluate bids, negotiate contracts, and select contractors for execution.
- **Construction Oversight**: Monitor site progress, conduct inspections, verify adherence to quality and safety standards, and address any concerns promptly.
- **Financial Management**: Control budgets, manage cost variations, and provide regular financial status reports.
- **Administrative Coordination**: Maintain accurate project records, generate weekly status reports, secure necessary permits, and manage invoicing.
- **Project Closure**: Facilitate commissioning, coordinate operational hand‑over, run post‑occupancy hand‑over meetings, and compile final financial closeouts.
**Required Skills**
- Strong project management and organizational skills with a results‑oriented mindset.
- Expertise in construction project lifecycle, including design coordination, contracting, and site supervision.
- Proficient in budgeting, cost control, and commercial negotiation.
- Excellent communication and stakeholder engagement abilities.
- Knowledge of French construction regulations and sustainability standards (HARMONIE preferred).
- Ability to travel regularly and adapt to a dynamic retail environment.
**Required Education & Certifications**
- Bachelor’s degree in Architecture, Engineering, Construction Management, or related field.
- Proven experience (5+ years) in managing retail real estate or construction projects.
- Professional certifications such as PMP, PRINCE2, or equivalent project management qualification are highly desirable.
