Job title: Preconstruction Estimating Coordinator
Role Summary:
Provides full lifecycle estimating support for large-scale construction projects, from initial scope definition to final tender submission. Works closely with senior managers, designers, and trade contractors to generate accurate, cost‑effective estimates that inform project viability and financial planning.
Expectations:
- Own estimation of entire project scope, ensuring alignment with contractual requirements and market conditions.
- Collaborate with teams to integrate design, code, and site‑specific data into estimates.
- Deliver timely, precise cost breakdowns and risk assessments to support proposal development and project budgeting.
Key Responsibilities:
- Prepare and manage detailed cost estimates (Class D‑A), including labor, materials, equipment, indirect costs, overhead, and profit margins.
- Conduct quantitative take‑offs, apply productivity factors, and extend labor costs.
- Submit accurate tender proposals for review and approval.
- Obtain competitive pricing from trade contractors and suppliers; maintain and update contractor database.
- Create RFIs, material quantity lists, and construction equipment lists for senior review.
- Identify contract risks/opportunities, assess impacts of change orders, and communicate adjustments.
- Attend preliminary site visits with senior staff for margin/trade insight.
- Maintain strong stakeholder relationships, especially with trade contractors, to secure best pricing.
- Apply Ontario Building Code requirements to guarantee compliance.
Required Skills:
- Proficient in construction estimating principles, including divisional and elemental estimates.
- Advanced cost analysis, takeoffs, and software skills (e.g., HCSS, WinEst, or similar).
- Strong knowledge of labor productivities, material pricing, and overhead allocation.
- Project management fundamentals: timeline development, resource allocation, risk mitigation, and reporting.
- Design development understanding; coordinate with architects, engineers, and consultants.
- Excellent written communication for RFIs, proposals, and stakeholder updates.
- Team‑oriented, self‑starter with the ability to work independently and with limited supervision.
Required Education & Certifications:
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field.
- Professional certifications in estimating (e.g., NEC, AICT, or Estimating & Cost Management Certifications) preferred.
- Knowledge of Ontario Building Code; certification in health and safety or related standards may be required.
