Role Description
We are recruiting seasoned project managers to enhance our team capabilities.
They will be responsible for overseeing several different types of construction projects and leading the project from initiation to close, tracking the project's budget and schedule. This person should be knowledgeable about regulations, permits, and project management methodology. They should also work well with others, be highly organized and detail-oriented, and meet deadlines.
We are recruiting for on-site, hybrid, and remote positions. Our goal is to find project managers who make AI - Design Build team stronger and are ready for any type of challenge.
Responsibilities
Below are the responsibilities that we predict, but as a project manager, you should always be ready for the unexpected.
AI - Design Build is planning to support the client at any stage with any level of difficulties, so we want you to have a clear vision of the project management job before applying.
Program analysis - Supporting the client in preparing their proforma, with a review of the site, collecting data, and studying the history to make sure the project's idea will work. Putting together a brief estimate of the cost and presenting the ideal team to work on this project to help smooth the process
Managing the bid process during design-build or a design-bid-build projects
Create a project management plan with project deliverables, milestones and construction schedule
Provide clear and accurate reporting for client communication and stakeholder engagement
Manage resources, schedules and budgets while communicating clearly with clients, contractors and regulatory bodies so everyone stays on track and knows what to expect
Assisting team with phased permit and technical coordination, and ensured correct permits, licenses, and deposits are paid and secured
Obtain building permits, licenses and meet code regulations
Leading projects from early concept, starting with program analysis, throughout the schematic design, design development process, construction document, administration, and closeout
Quality Control – Ensuring compliance with quality standards. Lead the review and approval
Leading and coordinating with stakeholders from project concept to completion
Forecast and update key project milestones
Managing all projects from a technical and administrative perspective. Meanwhile, assisting the client and stakeholders with changes that can arise from various factors, including design modifications, unforeseen site conditions, or owner-requested additions
Managing work quality and deliverables in all phases
Financial management – ensuring prompt client invoicing and utilizing financial system in order to monitor a project’s financial status
Overseeing and coordinating all aspects of a construction project, ensuring it is completed on time, within budget and to the required quality standards
Overseeing diverse project teams composed of internal clients, consultant designers, inspectors, building officials, regulatory agencies, trades staff, and contracted staff from a broad range of disciplines, including architecture, landscape, construction management, engineering, consulting, and government officials
Review Change Proposals for contractual compliance and alignment with fair market value. Managing the change control process
Overseeing complex capital improvement projects and responding to concerned residents, business owners, and constituents
