Job title: Residential Development Manager Role Summary Lead the end‑to‑end management of residential development projects (5–15 homes) within Barwood Capital’s Residential Investment Platform. Responsible for project feasibility, acquisition, finance, delivery, risk management, consultant coordination, and reporting to investors and the Board. Expectations - Deliver projects on time, within budget, and to agreed quality standards. - Achieve investor‑approved returns while managing financial and operational risk. - Maintain professional relationships with SME housebuilders, consultants, and senior stakeholders. - Uphold commercial judgment and ensure compliance with UK real‑estate and financial regulations. Key Responsibilities - Conduct development appraisals and create investment cases. - Acquire and assess suitable residential sites and negotiating purchase terms. - Build and maintain detailed financial models and feasibility studies. - Monitor construction progress, manage project schedules, and coordinate contractors and consultants. - Identify, assess, and mitigate risks throughout the project lifecycle. - Prepare and present regular project status reports to investors and the Board. - Facilitate hand‑over and hand‑back documents, ensuring all deliverables meet project and regulatory requirements. Required Skills - Strong commercial acumen and project management capability. - Advanced proficiency in Excel (financial modelling, forecasting). - Excellent report‑writing and oral communication skills. - Ability to manage multi‑disciplinary teams and senior stakeholders. - Robust risk assessment and problem‑solving abilities. - Familiarity with UK residential equity and/or debt financing structures. Required Education & Certifications - MRICS qualification (or equivalent). - 3–5+ years’ experience in residential development management, ideally within a residential developer or consultancy. - Demonstrated experience with equity and/or debt markets is advantageous.
